Floors tell visitors how the building is run

A lobby with an even, unmarked finish reads as a place that is looked after. Grey traffic lanes, wax built up along the baseboards, and grout darker than the tile read the other way.

Hard floors are also the surface most often damaged by the cleaning done to them. A stiff pad on the wrong finish, a strong cleaner on a sealed surface, or a buffer taken to a floor that should never be buffed can cost more than years of traffic would. So we start by identifying the material.

Vinyl composition tile with acrylic finish

The floor people picture when they hear strip and wax. The acrylic finish is the wearing surface, so the job is protecting the coats you have: dry soil removal, damp mopping with a neutral cleaner, burnishing for gloss, and a scrub and recoat before it wears through. Once build-up and damage go too far, the floor is stripped and rebuilt.

Urethane coated floors

Urethane is a tougher coating and wants a different routine. It is never buffed, because buffing can take the gloss off rather than put it on. Day to day it needs damp mopping or a soft-pad auto-scrubber, and at the end of its life it is usually abraded and recoated instead of stripped.

Tile and grout

Tile is hard and grout is porous, which is why a tiled floor can look tired while every tile is intact. Soil settles into the grout lines and ordinary mopping moves dirty water across them. We clean tile and grout with machine agitation and extraction, then seal the grout.

Luxury vinyl tile

Luxury vinyl is a different animal from vinyl composition tile, and treating the two alike is a costly mistake. Most of it carries a factory wear layer and should never be stripped and waxed. It wants dry soil removal, a pH-neutral cleaner, and no abrasive pads or steam.

Rubber

Rubber holds up well in busy spaces and is fussy about how it is cleaned. A new rubber floor needs an initial professional clean to take off factory residues, which otherwise leave it patchy and unable to hold a sealer. Most rubber performs best uncoated.

Concrete

Concrete is porous, so protection is the whole strategy. Sealing helps it resist moisture, staining, and wear, and resealing is planned around how hard the floor is worked. Routine care is dry soil removal to get the grit off, then auto-scrubbing with a neutral product, since acidic and alkaline cleaners etch the surface. Polished concrete wants hardeners and sealers, not wax.

Winter, salt, and slip safety

Peterborough winters test every floor program. Salt, sand, and melt water come through the doors from November onward, and the crystals not caught at the entrance are carried down the corridor and ground into the finish.

The answer is not a stronger cleaner. It is matting big enough to matter, dry soil removal run more often, and a neutral cleaner that lifts the white salt film instead of spreading it. That keeps the floor safer underfoot and saves the finish.

Does my floor need a scrub or a full strip and wax?

Look at where the dullness sits. If the finish is intact but grey and scuffed, a scrub and recoat will usually bring it back. If it has worn through in the traffic lanes, or coat after coat has yellowed at the edges, the floor needs stripping and rebuilding. Can you work around our business hours?

Yes, and for floor work it is usually the only sensible option. Stripping, waxing, and sealing need the area clear and the floor left alone while the product sets, so the work runs after hours. Large areas are done in sections.

Our floor is not vinyl tile. Do you still handle it?

We do. Vinyl composition tile, urethane coated floors, luxury vinyl tile, ceramic tile and grout, rubber, and concrete all need different products, pads, and cycles. The wrong method is how finishes get ruined, so we identify the material first.

Does floor care make a building safer?

It contributes. Slip resistance depends on the finish being in the condition it was designed to be in, on the floor being rinsed properly rather than left with residue, and on tracked-in water being cleared quickly.
