How Commercial Cleaning Pricing Works

What goes into a commercial cleaning quote, and why we walk the building before we write one.

Why cleaning is quoted, not listed

Commercial cleaning has no shelf price. What a program costs comes out of what is in the space, how hard that space works, and how often you want us there, and none of those are things we can know from the outside.

This page walks through every factor we look at, so you can see the reasoning before you ever see a number. Then we come and look at the building, because that is the only way to price it properly.

What goes into the number

These are the inputs we measure to build a quote, not a list of what your program will include. Which of them apply, and how much each one matters, depends entirely on your building.

  • Cleanable square footage. Not the number on the lease. Walls, closets, fixed furniture, and storage take up floor area nobody has to clean, so the figure we work from is usually smaller than the one you were given.
  • Current condition. A building that has been kept up takes less work to maintain than one that has been let go. Where a space needs a reset before a regular program can hold it, we quote that as a separate one-time job so the monthly figure stays honest. We will quote whatever shape of work suits the building, whether that is a one-time job, a recurring program, or both together.
  • Occupant density. A handful of people in a suite and a full floor of staff in the same square footage produce completely different amounts of work, especially in washrooms and kitchens.
  • Type of building. A clinic, a plant, a school, and a law office carry different tasks, different risk areas, and different standards. The industry shapes the scope before size does.
  • The hours we work. Evenings, overnights, early mornings, weekends, and coverage during your open hours all cost differently, and some buildings need more than one of them.
  • Washrooms and kitchens. These are the most labour-intensive rooms in almost every building, and the time they take tends to follow the number of fixtures in them rather than the number of rooms.
  • Frequency. Nightly, three times a week, weekly, or a single thorough visit that resets the place. Frequency changes the monthly figure and it also changes how much work each visit takes.
  • Periodic and seasonal work. Floor refinishing, carpet extraction, high dusting, washroom descaling, and window cleaning run on their own cycles. Built into the program they are predictable, and they keep a surface on a maintenance cycle instead of a rescue cycle.
  • Employee facilities. A cafeteria, a lounge, an on-site gym, a daycare, or change rooms and showers each add real work, and they are easy to leave out when you are describing a building from memory.
  • Special surfaces and special requests. Specialty flooring, delicate finishes, wood furniture, blinds, chairs, and air vents can all be included. They just need to be named so they are in the scope and in the price.
  • Loading docks and receiving. Docks, bays, and receiving corridors collect tracked-in soil and packaging debris, and they are usually scoped separately from finished interior space.
  • Warehouse and unfinished space. Bare or sealed concrete, racking aisles, and shop bays are priced differently than finished office area. A building that is mostly warehouse is a different quote than one that is mostly offices.
  • Exterior and entrances. Pressure washing sidewalks and entrance aprons, exterior building cleaning, and keeping entrances clear through a Kawarthas winter are their own items.
  • Parking areas. Litter and garbage collection across a lot, and how often it needs doing, is priced on its own rather than folded into the interior program.

What is in the program, and what is extra

Professional equipment and disinfectants come with the program, all supplied, so there is nothing for you to buy or store. Consumables are the exception: paper products and hand soap are available from us at added cost and kept filled on our visits, or we restock whatever you buy yourself.

Work that falls outside the regular scope is quoted as its own item rather than absorbed quietly. That covers one-time and deep cleans, move-in and move-out work, post-construction cleaning, event cleanup, and emergency response, which is available around the clock, 365 days a year.

Growth is handled the same way. We scale from one location to fifteen, and scope can be reviewed inside the term when you add a floor, a unit, or a site.

Frequently Asked Questions

Why is there no price list on this page?

Because a number without a building behind it would be fiction. Two buildings of the same size can take very different amounts of work once you look at the floor type, the washroom count, the traffic, and the condition. We would rather walk your building and quote what is actually there.

What happens on the walkthrough?

We visit the site, look at every area that would be in the scope, and ask about your hours, your traffic, and anything that needs handling a particular way. It is free, and there is no pressure and no obligation at the end of it.

What do I need to have ready before I ask for a quote?

A rough size, the number of washrooms and kitchens, roughly how many people use the space, and the hours you want us on site. The request form takes about two minutes, and the walkthrough fills in the rest.

How does billing work once a program starts?

Invoicing is monthly on net 30 terms, and service agreements are typically one year or longer. Scope can be reviewed and adjusted inside the term as your building changes, so a new floor or a new tenant does not mean starting over.
